Mortgage Financing
All capital asset acquisitions require capital to be “created”. Aside from IRC 1031 Like Kind Exchanges, there are very few “cash buyers”.
Capital can be “created” in various ways, some more advantageous than others. Investment portfolio margin loans are quick and easy, but may not be as efficient as a mortgage loan, considering the tax benefits associated with mortgage loans.
Mortgage loans are originated in the following manner:
- Mortgage Bankers –Mortgage bankers, such as Western Agri Financial, Inc., originate and service loans under a specific agreement from the lender. Mortgage Bankers are considered “bankers” as they will continue to be the clients contact throughout the loan life. Mortgage Bankers complete all servicing including: partial releases of collateral, interest rate adjustments, term adjustments, collateral inspections, and all other maintenance of the loan during the life of the loan. Mortgage Bankers have an ownership interest in each loan.
- Mortgage Brokers – Mortgage brokers originate loans for a lender on a fee basis, do not have an ownership in the loan, and do not perform any servicing of the loan after the loan is closed. Once the loan is closed it is assigned to a lender loan officer who may or may not take an active interest in the loan.
- Loan Brokers – Simply refer loans to various lenders, and are paid a referral fee at the loan closing. They have little if any financial lending experience.
